Renters insurance

What is renters insurance and why do I need it?

Renters insurance covers fire and smoke damage, theft, vandalism, water damage from plumbing problems and many other hazards. It also protects you from liability if an accident happens in your home and may even pay your temporary living expenses if an emergency forces you to leave your home.

 
Doesn’t my landlord’s insurance protect my belongings?

No. Your landlord’s insurance protects the building only. It does not protect your personal property.

 

What if I don’t own much property?
You probably own a great deal more than you think. What if you needed to replace your computer and stereo system, clothing and jewelry, furniture and pictures, television and Wii/Xbox, sports equipment and toys, all those small appliances in the kitchen along with the pots, pans, dishes, glasses, etc? What would it cost to replace everything?

 

Is all renters insurance the same?
No. Some policies cover more than others.  In addition, the deductible and limits may vary.
 
How much renters insurance should I get and what should the deductible be?
These are excellent questions that should be discussed with an insurance representative. There are many plans and your agent can help you determine the best one for you.

Parking Policy

In order to provide an enjoyable living experience and fairness to all, we have outlined how many parking spaces are to be provided for each unit. This quantity may vary in accordance to the style of the property and the size of the parking lot. So please be sure to verify your allotted parking space allowance in advance to prevent costly towing expenses. You can reach one of our friendly office staff at 309-829-5885 for assistance.

In the unfortunate event your vehicle has been towed, you can reach the contracted company, Mauer Wrecker at 309-376-3731. Rates and expenses charged by this company are outside of our control and are very costly. So please use due diligence when parking. We are unable to modify, remove, or credit any costs you incur by the towing company and we are unable to assist in the retrieval of your vehicle. We apologize for any inconvenience this may cause.

In addition, for the safety of our residents, there are rare occasions when we require all vehicles be removed from the parking lot (ie: extremely heavy snow fall) so that the parking lot may be restored to an acceptable condition. In this instance, you will be contacted approximately 24 hours prior requesting your cooperation. Upon restoration, vehicles will immediately be allowed back in the parking lot. As always, our knowledgeable and friendly staff is available to answer any questions you may have.

Signing and Processing Leases

We realize there are many different apartment agencies to choose from and every agency has different procedures for signing and processing leases. Here at Excel Real Estate Management, Inc. we strive to make the process as smooth as possible. Once you find one of our properties you would like to rent, the next steps are easy and straightforward.

1) Make an appointment to meet with one of our leasing agents.

2) You will need the following items to apply for one of our rentals.

  • A $50.00 non-refundable credit application fee for each tenant.
  • A Driver’s License, State ID, or passport for each resident.
  • A security deposit which is, in most cases, equal to one month’s rent. This must be in the form of guaranteed funds (ie: no personal checks).

3) A qualified, friendly leasing agent will thoroughly review the lease with all tenants and will happily answer any questions.

4) Upon completion of signing all necessary forms, we will process the credit application. This process includes: 

  • Review of credit history through credit references and a credit report.
  • Verification of employment history.
  • Verification of rental history.

5) If there are any questions pertaining to the application, we will call the phone number listed for clarification.

6) If your application verifications meet the qualifying guidelines, the lease will be approved.

7) If for some reason, we are unable to accept your application for rental, the security deposit will be refunded 100%. However, the application fee is not refundable.

8) Upon completion of all items above, we will set up a date and time for you to pay the first month’s rent, pick up the keys, and begin enjoying your new home! We will then continue to provide excellent customer service, striving to make your experience enjoyable!
