1. How can I view at a rental property?
If the unit is vacant, you may come to our office during regular office hours to check out a key. You do need to leave identification (i.e.: driver’s license or state id) and the key must be returned the same day it is checked out.

If the unit is currently occupied, you may stop by or call our office to schedule an appointment to view the unit.
2. Do I have to sign a lease?
Yes, our leases are generally for one year.
3. Do you require a security deposit?
Yes, the amount of the deposit is generally equal to one month’s rent.
4. Is the security deposit refundable?
Yes, except for the inspection/documentation fee and any applicable final water bills. Additional deductions made are due to damages beyond normal wear and tear, including but not limited to carpet cleaning, cleaning, and wall damages.
5. Do you charge an application fee?
Yes, there is a $25.00 application fee per adult.
6. What do you check from my application?
We run a credit check, verify employment, as well as rental history.
7. What do I need when signing a lease for a rental unit?
You need to bring an ID (i.e.: driver’s license, state ID, passport), application fee, and the security deposit in the form of guaranteed funds (i.e.: bank check, cashier’s check, or money order).
8. Can you hold a rental unit?
Unfortunately, no. The only way to secure a unit is to sign a lease and pay the security deposit.
9. When is the rent due?
Rent is due on the first day of each month.
10. Do you charge a late fee?
Yes, a $5.00 per day late fee is assessed on late rent.
11. Where do I send the rent payment?

12. Do you allow pets?
It depends on the property, as some units will allow pets. If a pet is allowed, we do require a double security deposit and a signed pet addendum to the lease.
13. Who pays for utilities?
Some properties have all utilities paid for by the landlord. Some have select utilities paid for by the landlord. And some properties have all utilities paid for by the tenant. It varies depending on the property.
14. Is renter’s insurance important?
It is extremely important for your protection and that of your belongings. For more information on renter’s insurance see our “Polices & Information” page.
15. What is the purpose of the move-in inspection?
Prior to you taking possession of a rental unit, one of our staff members will inspect the unit for any pre-existing damages. When you take occupancy of the rental unit, you will receive the move-in inspection sheet while our office retains a copy. You have 7 days to assess any additional damages, notate it on the move-in inspection sheet, and return the move-in inspection sheet to our office. If you choose not to take advantage of this opportunity, you are agreeing to the damages as stated on our move-in inspection sheet.
16. Do you have 24-hour maintenance?
We do offer 24-hour emergency maintenance service. Any non-emergency maintenance will be addressed during office hours.
17. Who do I call for maintenance?
You may call our office for maintenance. During regular office hours, a member of our staff will be available to assist you. After hours, you may call our office and leave a message for general maintenance calls. For after hour emergency maintenance, call our office to retrieve the on call information.
18. What happens at the end of my lease?
For residential units, you have 3 options at the end of your lease. You may resign an additional 1 year’s lease, you may resign an additional 6 month lease, or your may resign a lease to automatically renew for an additional 60 days until you give proper notice of intent to vacate. There will be different rent increases associated with each option. But this allows you to choose the option that work best for your situation.
19. How do I give notice to vacate?
As long as your initial lease term has been fulfilled, you do have the option to vacate your unit. On our “Current Residents” page we supply you with a link to the “Notice of Intent to Vacate” form. This form must be filled out in its entirety and returned to our office by the 1st of the month at least 60 days prior to vacating.
20. Does everyone renting a unit have to sign the lease at the same time?
While having all renters sign the lease at the same time will expedite the process, it is not necessary. If you have multiple renters for one unit, you may come at separate times to fit your schedule. We are also able to email for fax leases for those renters that are not in town.
